Many thanks to Caryl at old-liverpool.co.uk for the original advert and scan.

Charles Roe and Co. operated a copper smelting works in Toxteth for some years.

In 1793 Roe and Co. closed their business on Wellington Road  and in 1794 an advert appeared in Gore's Liverpool General Advertiser on August 14th 1794, offering the site for sale.

A transcription is below, I have changed  the original 'f' to the modern 's'.

To be SOLD or LET
All those buildings situated in Toxteth Park, about a mile from the town of Liverpool, extending 150 yards along the banks of the River Mersey lately used as a COPPER SMELTING WORK with the cranes, sheds, yards, piers, dock, and conveniences.
The buildings are very spacious and suitable for storehouses, building yards or any businesses requiring room, or that might, in a large town, be deemed a nuisance and with the addition of a fire engine would be very suitable for a Cotton Mill or any other kind of manufactory.
The premises are held by lease from the right Hon the Earl of Sefton for 80 years from May 1772 and three lives
* and 21 years after the expiration of the said term.
The lease gives liberty to dig stone, make brick, or convey water to the premises with other privileges convenient for carrying on an extensive manufactory.  And as Roe and Co. have removed most of the furnaces to their new works at Neath.  The premises may be entered upon in a few weeks.
For farther particulars, or a view of the premises apply to William Roe, or John Johnson, at the Macclesfield Copper, Brass and Lead warehouse, Cornhill, Liverpool.

* I understand this to mean that three persons took out the original lease, and that these are the ‘three lives’.. The lease is thus valid for twenty one years after the last of these three people dies.  There is an example of a three lives lease here  see if you can fathom it out!
