about a mile from the town of Liverpool, extending 150 yards along
the banks of the River Mersey lately used as a COPPER SMELTING WORK
with the cranes, sheds, yards, piers, dock, and conveniences. The

yards or any businesses requiring room, or that might, in a large
town, be deemed a nuisance and with the addition of a fire engine
would be very suitable for a Cotton Mill or any other kind of manufactory. The
premises are held by lease from the right Hon the Earl of Sefton
for 80 years from May 1772 and three lives*
and 21 years after the expiration of the said term. The lease
gives liberty to dig stone, make brick, or convey water to the premises
with other privileges convenient for carrying on an extensive manufactory.
And as Roe and Co. have removed most of the furnaces to their
new works at Neath. The premises may be entered upon in a
